These are special times for all of us at Vaswani Group, and we’ve made a slight departure from the usual
in this newsletter. Just so that we can share our joy with you.

As you might have noticed from the first issue of this newsletter, we seldom talk about ourselves. The things that strike our customers and the industry about our property, we take as a matter of course. And that’s because we truly feel that the point of this newsletter is to serve you, and to hear from you.

But for the first time, we’d like to blow our own trumpet (just a little bit!). And this is why: The Vaswani Group is the proud recipient of two much-coveted awards. One, for creating high quality living villas, awarded by CNBC AWAAZ Real Estate Awards – South Zone. And the second, a Gold for the design of the food court at our Brookefield Mall at the IIID 2017.

We’re thrilled, to say the least. And we just want to share this with those who challenge and inspire us in
equal measure to give it our very best, every single day. You. Thank you. These may be awards that we’ve won, but they actually recognise you.
And that’s it.

We will now stop talking about ourselves and get back to the business of focusing on what we do well.

RHYME & REASON FOR THE RISE

Tis always the season for real estate, or so it seems if you’re a buyer foxed by perennially rising property prices.
If you’re a discerning buyer though, you would be sure to spot these tell-tale signs of whether or not a piece of
property will appreciate in value. Not all factors are in your control, of course. No one can halt the rise in construction costs and land prices that are in sync with inflation. Seemingly global events like war (even a trade war!), or increasing fuel prices, can send local property prices soaring.

But what you can watch for, are local – or rather, locational – factors.
Location is the #1 aspect that influences property prices.

  1. To start with, let’s take a look at the city you’re in. Is it a fast-growing city, with increasing job opportunities? Demand is likely to be high in such places, while supply inches towards saturation. In such growing – and
    even in emerging – markets, prices tend to skyrocket.
  2. Where in the city are you looking at living? Is it close to the airport, a business zone, an industrial area, or an
    IT park? Are there any major infrastructure and road development projects coming up? How connected is
    the property to schools, shopping, entertainment and restaurants? These are indicators that your property
    will appreciate.
  3. How well connected – and yet pristine – is it? If that sounds like an oxymoron, well, it’s not. The best-selling
    properties are extremely well connected, and yet manage to recreate the secluded atmosphere of the
    countryside. So that when you’re done dealing with the city’s madness at work, you can come back to a haven
    that calms the mind!
  4. Two apartments in the same property can have completely different prospects. And that’s decided by the view.
    Does your apartment overlook the swimming pool or an expanse of green, or does it offer a mind-numbingly
    monotonous view of your neighbour’s wall?
  5. And finally, it all comes down to the reputation of the builder. Properties appreciate over time. So what you’re
    looking for are quality of construction and timely delivery

So when you contemplate your next buy, don’t be just another buyer. Be a discerning buyer!

SPECIAL

Sugar, Spice and All That’s Nice

Get your dose of summer sugar with this irresistible recipe for doughnuts from Chef Mukesh, at our Royal Orchid Suites, Whitefield.

INGREDIENTS
1 and a 1 ⁄ 2 cups of flour (maida), 3 ⁄ 4th cup of sugar, 1 ⁄ 4th tsp of salt, 1 large egg, 1 and a 1 ⁄ 2 tsp of baking powder
1 tbsp ghee or 1 tbsp oil, 1 ⁄ 2 cup of powdered milk, 1 ⁄ 2 tsp of vanilla, Oil (for deep frying), 1 tbsp of icing sugar, Warm water, as needed

PREPARATION
In one bowl, beat the egg, sugar, vanilla and shortening with the help of an electric beater. If you don’t have an electric beater, a whisk or spoon will do. In another bowl, take some flour and add baking powder, salt, and the powdered milk. Mix well with your hands. Add in the egg mixture into the flour. Knead, again with your hands. Keep adding warm water while kneading until you get a dough that’s neither too soft nor too hard. Divide the dough into four to six small balls. Take one of the balls on your palm, flatten it a bit, dip your finger into the centre and rotate. Make a hole in the middle. Heat oil in a wok; when the oil is hot, fry the doughnuts, one or two at a time on medium flame. When the doughnuts turn golden brown, remove from the pan and keep them aside on a serving dish.
Sprinkle some icing sugar on top. Not so much that the top turns white, but just enough for a translucent blast of ice on golden brown!

New Year’s Commitments!

Happy New Year, from each of us at Vaswani Group! We wish you a 2018 brimming with promise.

My social media feed is flooded with New Year’s Resolutions, as is yours, I’m sure. Must be fitter. Must make time for friends. Must read more books. Must kick off social media addiction! But like the best-laid plans of mice and men (and women!), resolutions made at the start of January often come undone by the end of the month. And that’s why we’ve decided not to make new resolutions this year. What we’re doing instead is renewing our commitments – to you. These commitments are built around what is most precious to you, when you buy a home.

Trust : When you let someone into your home, it’s a relationship built on trust. And if you’ve ‘entrusted’ us with building your home, we’re talking phenomenal levels of belief! So we looked at every step of our journey together, and identified the little ways in which we could uphold that trust. If something has slipped between the cracks, do call us. We will always listen. That’s our commitment.

A Home Triangle That’s Good News

A triangle lies at the heart of every well-designed kitchen.

Have no fear. We’re not talking about the daily tussle between you, your significant other and the cook!
The Kitchen Work Triangle revolves around the three surfaces that you use the most while cooking. More on that in a bit. Before you scroll right past this section thinking it’s not relevant to you, just a minute.
Even if you have staff doing the cooking, you would do well to functionally optimize the kitchen for their use. A little extra thought put into design can save a lot of work-time, and hence have a dramatic influence on the daily mood and long-term well being of the person who runs your kitchen. And by correlation, on your health!

Traditionally, the three points that define the Kitchen Work Triangle are:
1. The Stove: This is where most of the food is cooked. In the process of cooking, this is a zone that sees the most traffic.
2. The Sink: This is where vegetables and other ingredients are washed prior to being cooked. It’s also a zone where vessels are cleaned prior to or following their use. Certainly another high traffic area!
3. The Refrigerator: This is where the vegetables and other perishables are stored.

The philosophy of the Kitchen Work Triangle is that these three points of the triangle need to be adequately distanced from one another, yet not too far apart, to save long walks.

In modern Indian kitchens, the philosophy of the Kitchen Work Triangle has evolved to include creating zones.
For example, the first point of the triangle, i.e. the Stove, can be expanded in the modern kitchen by including heating appliances, such as a kettle or a microwave. The second point on the triangle, the Sink, can also include the trash disposal (adequately distanced and out of sight, of course!). The third point, i.e. the Refrigerator, can be extended into a prep surface, since Indian cooking demands a lot of chopping, peeling, marinating, and therefore, a fairly large surface area.
At Vaswani Exquisite, we have made a conscious effort in the design of individual kitchens around work triangles, thus increasing the efficiency of your space. All the work zones in the kitchen are flanked by good expanses of counters, making your experience of cooking a true work of art!
However, we have also given you the flexibility to design your own dream kitchen.

Our participation at the CREDAI India Property Show at the World Trade Centre in Dubai in December was, to put it mildly, overwhelming. Business ties and heart-to-heart relationships were sealed, over the three-day show. Thank you, Emiratis, for the love!

bFLAT launched in the weekend of 5th January at our Brookefield Mall, with a rhythmic Friday evening of Latin-Carribean, Middle Eastern and Balkan music, leading to a night of classic hard rock on Saturday. That’s the whole (and soul!) of our customer philosophy.

First, thank you for the wonderful response to the first issue of Shared Space, the quarterly newsletter from Vaswani Group. I, for one, am moved beyond words that you took the time out of your busy schedules to write in.

And that brings us to what’s on top of my mind this festive season: You. Our whole customer care philosophy can be summed up in just two words: You matter. By that I mean, specifically, each one of you. While we may use collective nouns like customers, clients, buyers and suppliers, every time we use those words, we have specific names in mind, and faces that we recall. Of people who came in as customers, and have now become friends, neighbours, and family.
We are constantly asking ourselves questions like these, “What would retired Mr Sharma want the most in his apartment complex? He was an active badminton player throughout his working career. Would he enjoy a game now and then in the evening?” “How would young Misha like to mark her graduation? Would she perhaps like to have a poolside party with her friends?”

And because we design our spaces with each person in mind, you will delight in the little things we do to make your home that extra bit comfortable, your office that little bit more functional. A cosy reading nook here that makes your Sunday so special; a little space to tuck your toes in as you get the dishes done; a splash of green that makes you happy coming in to work even on a Monday morning!

Are there enough options for a Sunday out – a quiet dinner, a game with the kids, retail therapy, a movie or a play?
03 Construction: What do you know about the quality of the builder’s construction? Does the builder have a good track record? How long have they been around? What’s the quality of construction like? Needless to say, the home you buy should be RERA-approved.

Mo’ mo’

Get tempted by the tantalising momos served up by our star Chef Mukesh at our Hotel Royal Orchid Suites in Whitefield! Give these momos a try at home, but if it sounds like too much work, call us to reserve your table.

Ingredients
FOR THE DOUGH: 2 cups Maida 1/2 tsp salt 1/2 tsp baking powder

FOR THE FILLING:  1 cup carrots – grated 1 cup cabbage – grated 1 tbsp oil 1/2 cup onion – finely chopped 1 tsp garlic – chopped 1 tsp soya sauce 1 cup capsicum 1/4 tsp vinegar 1/4 tsp black pepper

METHOD Mix the Maida, salt and baking powder and knead to stiff dough with water. Heat oil and add the onion and garlic. Sauté over high heat and add the carrot and cabbage. Turn around over high heat till glossy. Take it off the heat and mix in the Soya sauce, salt, vinegar and black pepper. Roll the dough thin (translucent) and cut into 4”-5” rounds. Take a round, wet edges and place some filling in the centre. Bring the edges together to cover the filling. Twist to seal and fill the rest in the same way. Steam for about 10 minutes and serve with soya sauce and chili sauce.

RERA: The Real Deal

 

If you’ve been hearing about the Real Estate (Regulation & Development) Act, 2016, you’re probably wondering how it affects you as a home-owner. Here are some quick pointers on what you’re entitled to and responsible for.

DURING CONSTRUCTION:

You have the right toInspect plans: Sanctioned plans, layouts, specifications, approved by a competent authority. Get intimation of fixed schedules: Time schedules, including provisions for utilities, specifications, and other amenities

You are responsible for: Making payments as specified in the sale agreement at the proper time and place. Forming an association or society or cooperative society of allottees.

DURING POSSESSION

You have the right to:

Possession: Of the apartment, plot or building; the association of allottees will have possession of common areas. Documents: Pertinent plans and documents, including for common areas, after taking physical possession.
Refunds: Claim the refund paid with interest, as prescribed and as provided under the Act.
Compensation for delays: From the developer, if the project is delayed.

You are responsible for: Taking possession within two months of receiving the occupancy certificate. Paying interest on delayed payments (if any) as prescribed. Taking part in the registration of the conveyance deed. Payment of registration and stamp duty, khata transfer fees, municipal taxes, individual water and electricity charges, common area maintenance charges, etc.

These faces say it all, at our Sunday Brunch at Vaswani Whispering Palms on Sarjapur Outer Ring Road. While the adults pow-wowed in the shadow of the palms, their kids were lining up to get their faces painted. Soon, we could spot Spiderman here, Snake Eyes there, dotting the green. With poolside games and a caricature artist on standby, on the fun meter, the Sunday Brunch was a slam dunk!
